Homeowner?s insurance?covers the structure of your home and your personal property, as well as your personal legal responsibility (or liability) for injuries to others or their property while they?re on your property. It is important to note that a standard homeowner?s insurance policy does not typically include earthquake damage or flood insurance.
While in Phoenix, you may be surprised to learn that while we do get the occasional quake, two in the 13 years that I?ve been here. ?Earthquake insurance isn?t even close to common. ?On the other hand, you would be surprised to learn that you need flood insurance in the middle of the desert. ?Yes, many homes sit in a flood zone. ?Does that mean you will see homes being washed away on the news, no, you are more likely to watch a rescue of someone who thought they could drive through a flooded road.
Just be aware that you may need to pay for flood insurance by your mortgage company if it?s determined you are in a flood plain, and because the government has bailed out a lot of home owners in the past, this is no mandatory at the government level.
